Cohasset MA Sold Single Family Homes Report for September 2012

 

In September of 2012 there were 6 homes that closed within the month for Cohasset Massachusetts. This is a decrease in volume of 4 units, as there were 10 homes that closed in September of 2011.  Sales continue the recent trend upwards with both positive pricing and increased volume.

There are 105 Cohasset MA homes for sale in the month of September. This is an decrease of 3 units over the same period last year.  As well the supply of homes as seen an absorption increase, meaning it can take less times for homes to sell.  Hence pricing continues to be a key factor in today’s market.

 

Cohasset MA Year over Year Sale Volume Comparison

In the prior 12 months there were 101 Single Family Real Estate transactions in Cohasset. In the same period the year before there were 71 single family homes, these stats do not include condo’s or Multi-family homes in Cohasset Massachusetts.

Cohasset MA is a real estate market made up of a mix of property price points that cover the upper end of the market.  Hence, a one month snap shot does not always reflect a true market picture as a higher priced home, or a collection of relativity  lower priced homes, can distort the figures a good bit.  The longer term trend is toward more market stability with some price improvement, with the middle to the upper end of the market gaining more volume and interest.  Showing activity remains strong, and those homes that are priced to reflect today’s current market environment are finding buyers within 60-90 days.

Cohasset remains an excellent town for both estabilished 1st time home buyers as well as those wishing to move up into the mid ranges of the market.  The average sales prices remains constant, and higher priced homes are beginning to sell faster as is evidenced by the lower amount of time on the market for the more competitively priced homes.  There remain some good buys at most price points with great choices in Cohasset MA Waterfront Homes,  Contemporary, and Antique Homes to mention a few categories.
