Cohasset, the former seaside fishing village turned prominent South Shore suburb, displayed some interesting results for the first month of the year. With only four single family homes selling in January, the average sales price was $1,891,250. There is a bit of a story to this number as one of the four homes sold was a choice, totally renovated, turn of the century home at the mouth of Little Harbor. This home and its countless amenities sold for $5,525,0000 thus the average sale number is skewed a bit high. Excluding this fine home, you would be seeing a mean sales figure closer to $735,000. The other piece of good news is that two of the homes that sold, sold in less than 5o days!
These sales figures from January 2011 are difficult to compare to the sales figures of January 2010 where we say 14 single family homes sell at an average price of $1,120,357 with mean sales price of close to $927,000.
Values continue to be found in Cohasset on a relative basis. Cohasset has proven to be a choice community on the South Shore, and homes that are priced to today’s market will find a buyer.
