Marshfield MA Sold Single Family Homes Report for September 2012

 

In September of 2012 there were 28 homes that closed within the month for Marshfield Massachusetts. This is a decrease of one units, as there were also 29 homes that closed in September of 2011.  This shows a 3.4% decrease in the sales volume of sold single family homes in Marshfield, MA.

Marshfield MA Sold Single Family Homes Dip in Price

The Average selling price for sold Marshfield MA single family homes in the month of September was $387,511.  The Median Sales Price of Sold Single Family Homes 2012 was $336,000 this is a 2.3% decrease over the Marshfield MA Median Sales Price of Sold Single Family Homes in September 2012.   Sold Marshfield MA Homes for Sale in September 2011 that saw an average selling price of $387,572.  However, the median price saw a healthy sales increase of 2.3%.  This can be somewhat attributed to the stronger activity at the lower price points, but it is also indicative of the fact that sellers are coming to terms with the pricing in today’s market.

Total Inventory of Marshfield MA Homes for Sale Dips!

 

The inventory of Marshfield MA homes for sale that remains on the market in September of 2012 is down 16.3% from 196 Single family homes for sale to 164 homes for sale showing that supply is really starting to burn off as buyers take advantage of the compelling lower interest rates.  The current amount of supply of Marshfield MA homes for Sale is down to 7.4 months of supply at the current sales rate.  This is a healthy decrease of the 9.3 months of supply the Marshfield MA real estate market saw in the same period of September 2011.  The trend of a lowering amount of supply continues, a positive for the market.

In comparing year over year longer term data for Marshfield MA, there continues to be a trend towards positive activity in market values. The supply of homes on the market continues to drop considerably below the longer term trend for the stat.  The average sales price for single family homes continues to show price improvement.  First time home buyers and entry level buyer appear to be very active in the market finally taking advantage of some strong values that have been offered by sellers.

Marshfield remains an excellent town for both 1st time home buyers as well as those wishing to move up into the mid ranges of the market.  The average sales price remains constant, and well priced homes are selling quickly as is evidenced by the high list to sales price ratio.  There remain some good buys at most price points and more so in both the waterfront homes and in some contemporary homes.
