Marshfield is one of the South Shore’s best kept secrets! Located between trendier towns, Marshfield offers a great commute to Boston via the Greenbush line With so many other sought after amenities, from its beaches, to its varied neighborhoods, there is something for almost everybody in Marshfield.
On the real estate front, Marshfield is showing positive signs of market improvement. Perhaps not January 2011 over January 2010, but we closed out 2010 with some positive trends. In this past January we saw 13 single family homes sell at an average sales price of $402,173 taking an average of 195 days to close on a transaction. In the same period one year earlier, we saw 20 homes sell at an average sales price of $444,372 in an average of 107 days until a transaction close. However these don’t seem like very favorable comparisons, the mean sales price showed nominal price improvement edging up nearly $360,000.
You will see in the charts I have posted, that the bigger picture for the Marshfield real estate market shows the number of homes selling increasing from the lows that occurred during the financial market crisis. Time on the market is also coming down on average. Lastly, and an important indicator, home prices are improving from a year over year comparison.
With the market seeing a perception of interest rates rising, we are seeing more buyers move off the sidelines, and early indicators seem to say that the spring market could be a busy one.
