Homes for sale in Scituate, MA are seeing a bounce in prices! The Scituate Real Estate market continues to see improvement in any number of different metrics. And unlike this time last year where sales were reaping the benefits of The First Time Home Buyer Tax Credit, the Scituate market is gaining steam through natural market forces!
For the month of January 2011, we saw 14 single family homes sell in Scituate at an average of $593,393. This is a very favorable comparison to the same period in 2010 where a meager seven single family homes sold at an average sales price $549,000. The median price of sold homes in the same periods also improved from roughly $470,000 to nearly $550,000. Time on the market also decreased from an average 172 days in January 2010 to to an average of 140 days last month.
Scituate has long held a great value proposition offering a good deal of homes in a variety of price ranges. Many homes are near the water, have water views, or farther from the water, have good sized lots offering great privacy. The prices of homes in Scituate offer great value relative to the neighboring towns, and perhaps now that value gap is beginning to close. With all that Scituate has to offer this is no small surprise.
