Scituate MA Sold Single Family Homes Report for September 2012
In September of 2012 there were 13 homes that closed within the month for Scituate Massachusetts. This is a decrease of four units, as there were 17 homes that closed in September of 2011. This shows a 23.5 decrease in the sales volume of sold single family homes in Scituate, MA. It should be noted that the prior month was very active.
Scituate MA Sold Single Family Homes Slip Slightly in Price
The Average selling price for Sold Scituate MA Homes for Sale in the month of September 2012 was $588,038 this is a 57% decrease over the Scituate MA Average Sales Price of Sold Single Family Homes in September 2011. Sold Scituate MA Homes for Sale in September 2011 that saw an average selling price of $623,568. However, the median price sunk to $360,000.
Scituate MA Real Estate For Sale Sees A Decrease In Inventory
The inventory of Scituate MA homes for sale that remains on the market in September of 2012 is down 24.5% from 201 Single family homes for sale to 150 homes for sale showing that supply is beginning to burn as buyers take advantage of some very compelling interest rates. The current amount of supply of Scituate MA homes for Sale is down to 8.1 months of supply at the current sales rate. This is a significant decrease from the 13 months of supply the Scituate MA real estate market saw in the same period of September 2011.

In comparing year over year longer term data for Scituate MA, there continues to be a trend towards more stability in market values with an improving bias due to lower inventory. And as seen in recent months, buyers and the entry level buyer appear to be very active in the market finally taking advantage of some strong values that have been offered by sellers.
